The Proactive Property Management Team prides itself on it’s Hands On approach to managing your greatest asset. The tenant application and screening is just the beginning of the process we go through to make sure your home is protected. We do an in depth inspection of the property prior to every move in. We focus on safety issues that could put you, the owner, at risk. We have a large group of contractors that help us put the home in it’s best condition to rent.
Once we have a tenant in place we have on going communication with both you and the tenant. A unique feature to our service is our mid year safety inspection. We visit every property on a 6 month rotation. This gives us an opportunity to view the property and make sure the tenant is keeping up with maintenance and cleanliness. Often times we are able to identify small issues before they become expensive fixes.
We offer a full range of financial accounting and reporting that you can access through out website. Our vendors are bonded and insured and we always make ourselves available to answer any questions you have about your house.

Our Management Services
Property Management
We offer full property management of single-family homes, multi-family buildings and small commercial spaces. Our full management service includes a move in inspection, marketing and screening to insure you have a qualified tenant. We also provide all the needed disclosures and prepare the lease.
Full Automation
All parties have access to our management software through a personalized portal where they can view all documentation, review financials and request maintenance. All payments and disbursements are automated, making the transfer of funds a seamless experience.

Tenant Placement
Many property owners that want to remain hands on with their properties. And while they want to be involved in the collection of rents, respond to repairs and enjoy the interaction with their tenants, what they struggle with is managing the marketing, showing of the property and performing an in-depth screening to ensure they have a solid tenant.
For a small, up-front fee, our tenant placement service will market your rental to multiple rental sites. We do the marketing work for you—we field the calls, arrange all the showings and collect applications. We’ll provide you with a credit check, criminal history report and national eviction report for all applicants. Once you approve of the tenant applicant, we’ll confirm their income and previous rental history. Upon final approval, we’ll manage the signing of the disclosures, addendums and our REIN lease, collect the security deposit and first month’s rent on your behalf and ensure the tenant moves in. Once the tenant moves in, we hand them over to you and you manage the property moving forward.

Funded Repairs
If you have a property that needs repair we will pay- out of our own pockets – to have the repairs done and the property brought up to a rentable standard. You would be required to use our management services and we would deduct a small amount of money from the monthly rents to pay off the costs of repairs.
This program is ideal for property owners that have vacant houses and are short on funds for repairs. Using this program helps you improve your property fast so you can start producing income quickly!
Eviction Services
Busy or out of area? Property owners can take advantage of our eviction services at any time. On your behalf, deliver five day pay or quit notices, fill out all the unlawful detainer documentation forms, schedule court dates, appear in court, schedule evictions and meet the sheriff on eviction day.

Contractors
In our business, we’ve got connections. We can make available our large stable of contractors. Use us to help with landscaping, cleaning, hauling and repairs on your rental property. We also offer annual inspection services and can provide you with detailed inspection reports.
